360 on Pearl is located in the heart of downtown Burlington, at the corner of Lakeshore and Pearl St., with fantastic views of the waterfront, Spencer Park, Hamilton Bay, and the escarpment.  We are across the street from Lake Ontario and within easy access to walking and bike trails.  With a "Walk Score" of 82, most errands can be accomplished on foot.  Centrally located to dining, entertainment and shopping, and minutes away from both highway and GO Train access to Toronto and Niagara Falls. 

HIGHLIGHTS:

Smoke-free:  In July 2018, the Corporation passed new Rules to move the building toward a fully “Smoke-free” environment.  Effective July 16, 2018, these Rules prohibit all forms of smoking/vaping on the condominium property, including: inside all condominium units, on exclusive-use terraces and balconies and in all Common Elements of the building.  Any new Owner or Tenant purchasing or leasing a unit after this date, will be bound by this non-smoking/vaping Rule.

As per the new Rules, Residents who occupied their unit prior to this date, and who have registered as a smoker with the Corporation prior to August 15, 2018, have been “grandfathered” and will be permitted to smoke within their unit only for the duration of their occupancy at 360 Pearl.  Regardless of the “grandfathering” exemption, all Residents are prohibited from smoking/vaping on their exclusive-use terraces and balconies or in any Common Element of the building.

Energy-efficient:  As a first step to becoming more energy-efficient, in 2017, all Common Elements of the building were retrofitted with energy saving LED lighting.  This has resulted in a reduction in annual hydro costs.

Pet-friendly: Residents at 360 Pearl are permitted two pets (cats or dogs) with a weight restriction of no more than 25 pounds (11.34 kilograms) per pet.  With the exception of registered service animals, dogs in excess of this weight limit are not permitted on the premises at all.

AMENITIES:

The following amenities are for the personal use of all 360 Pearl Residents and their guests. Common Areas are available for use between the hours of 5:00am to 11:00pm daily.  For each amenity there are certain rules and regulations for the safety and enjoyment of all.  

Party Room: (Maximum Occupancy 50) The Party Room is the central gathering place for most social events at 360 Pearl – informal gatherings with your neighbours and guests, an organized social event or a private function.  There are comfortable chairs and tables, two TV’s, a pool table, a dart board, a fully equipped kitchen and a BBQ on the balcony.  Residents may book this room on a “first-come first served basis” for a private function.  A non-refundable rental fee must be provided to secure your reservation, along with a security deposit.   

Theatre Room: (Maximum Occupancy 16) Residents may book the Theatre Room in advance on an “as available” basis. There is no fee for use of the Theatre Room.     

Gym & Steam Room: The equipment in the gym is diversified enough to meet most people's needs.  There are separate men's and women's washroom facilities across from the co-ed steam room.

Roof-top Terrace: (Maximum Occupancy 50) The 18-th floor roof-top terrace is available for the use of all Residents. The deck provides excellent seating and tables for you and your guests to relax and enjoy the panoramic views. There are two BBQ’s on the East side of the building for Resident use.  Washroom facilities are available just inside the West door access to the roof-top terrace.  This area is open all year with the exception of the winter months from December 16-March 31 annually.  During this time, for safety reasons, the terrace and BBQ’s are available on a restricted access basis only.       

Bicycle Storage: Bicycle storage is only permitted in the designated bicycle storage areas, or in personal lockers.  There are two (2) rooms on the P1 level of the Garage that are available to store your bikes.  Just add your bike to any vacant spot and exit via the garage – you are only a short ride away from the park and the waterfront trail.

Recycle Room: Disposing of your garbage and recycling material is easy and "green". For regular household garbage, plastic bag it and use the garbage chute on each floor.  Items to be recycled may be disposed off in the recycling room off the lobby.
